The Costs of Purchasing a Home
 

Home Inspection 
A limited, non-invasive examination of the condition of a home (review of plumbing, electrical, structural flaws, etc.) in connection with the sale of that home.   $300 - $700 +

Mortgage Default Insurance
A one time insurance premium for putting 20% and lower down.

Title Insurance
An insurance policy covering the condition of title or ownership of real property at the time the policy is issued and is used to provide ownership protection for a purchaser against losses or damages suffered as a result of title problems.  Protect against legal claims against your property and from losses from other title risks, including error, negligence or fraud.  $175 - $375

Fire Insurance
A mortgage can not be obtained without a fire and damage policy that will cover the replacement cost of the property.  $ Varies

Survey Fee
A dimensioned plan of someone’s property that includes the property line locations and dimensions. It also includes any fixed structures on the property (ie. buildings, fences, retaining walls etc.) and serves purpose as proof to lenders.  If you are purchasing title insurance, you may not need a survey.   $500 - $3000 +

Adjustment Costs
Expenses for any necessary adjustments to be made between you and the seller for property taxes or outstanding utilities.

Moving Costs
